Palm Jebel Ali: first handovers in 2026 and what the second Palm means for buyers
Nakheel confirms Palm Jebel Ali villas begin phased handover in late 2026, with 544 villas under way on Fronds A to F and 728 in finishing. What to weigh.

Palm Jebel Ali was announced in 2002, paused after 2008, and relaunched in 2023. In June 2026 Nakheel confirmed the moment that matters: the first villas will hand over this year.
What Nakheel has confirmed
In a 16 June 2026 press release, Nakheel said the phased handover of the first villas at Palm Jebel Ali is scheduled to start in late 2026 and continue through 2027. Work is progressing on 544 villas across Fronds A to F, while 728 villas on Fronds K to P have reached the internal and external finishing stage. Nakheel has awarded more than AED 13 billion in construction and infrastructure contracts for the development so far. Gulf News carried a construction update the same week.

Palm Jumeirah is a mature, built-out island where the villa stock trades on scarcity. Palm Jebel Ali is larger, further from the city centre, and is being delivered in a market with far more competing waterfront supply than existed in the 2000s. Those are not reasons to avoid it; they are reasons to price it correctly.
The case for
Beachfront villa land is finite. Dubai has very little of it, and Palm Jebel Ali is the last large tranche being created.
Handover de-risks the asset. A villa with keys and a title deed trades in a different market from a plot on a plan. Late 2026 is the point at which that shift begins.
Nakheel's delivery. The developer is government-backed and has a long record of completing masterplans, which matters more here than on any other project in the city.
The case for caution
Resale is untested. There is no established secondary market yet. Early resale pricing will be set by the first few transactions after handover.
Location. Jebel Ali is a 35 to 45 minute drive from Downtown. Buyers who want city access should treat this as a resort home, not a commuter home.
Frond and orientation. As on Palm Jumeirah, the difference between a frond tip with open Gulf views and an inner plot facing another villa will be large and permanent. Unit selection is everything.

Yes. Every villa on Palm Jebel Ali is priced well above the AED 2 million threshold, so a purchase can support a 10-year investor residency application.
