Abu Dhabi has spent a decade being the quieter, steadier sibling to Dubai's property market. On 22 July 2026 it launched a single district worth Dh100 billion, and the description no longer fits.
What was launched
Gulf News reported the launch of Marsa Al Saadiyat, a Dh100 billion waterfront development on Saadiyat Island with Aldar as master developer. The National covered the Crown Prince of Abu Dhabi, Sheikh Khaled bin Mohamed, viewing the plans, which include an underground Etihad Rail station. The project covers 6.4 million square metres across 8 km of waterfront, with Abu Dhabi's largest marina, almost 5.6 km of beaches, and homes, hotels, schools and cultural facilities for more than 58,000 residents. Sales of the first homes are expected to begin in the second half of 2026.

CBRE's UAE Real Estate Market Review Q1 2026 recorded unprecedented residential transaction volumes and values in Abu Dhabi in the first quarter, driven by strong uptake of off-plan and high-value developments. ValuStrat's Abu Dhabi Real Estate Market Outlook 2026 forecast residential capital values to rise 16% in 2026. Cavendish Maxwell has described Abu Dhabi's fundamentals as steadier than Dubai's, with a more conservative supply pipeline: roughly 7,400 residential units were completed in 2025, bringing total stock to around 315,000 units, an increase of about 2.4%.
That last figure is the point. Abu Dhabi is adding stock at a fraction of Dubai's pace, which is why consultancies expect moderate, sustained price growth rather than the sharper cycles of its neighbour.

Saadiyat Island. The cultural district, with the Louvre Abu Dhabi and the Guggenheim under construction, now anchored by Marsa Al Saadiyat and Aldar's existing villa and lagoon communities.
Yas Island. Aldar's Yas Point, a Dh6 billion waterfront destination with 1,600 branded residences, sits close to the planned Disneyland Abu Dhabi and Sphere Abu Dhabi.
Fahid Island. Between Saadiyat and Yas, Aldar's newest beachfront address with the Fahid Beach Residences and Terraces launches.
