On ready property the customary fee is 2% plus VAT, paid by you. On off-plan the developer pays us, and developer rates vary by project, which is a conflict we manage by telling you what we are paid on any unit we recommend, in writing, before you reserve. We are not tied to any developer and we walk away from units that do not pass underwriting.
Yes. Non-residents of any nationality can buy freehold property in designated zones, which cover almost every community we work in across Dubai, Abu Dhabi and Ras Al Khaimah. Title is registered in your name and can be held, rented, sold or inherited.
In Dubai, budget roughly 6 to 7 percent on ready property: the 4 percent DLD transfer fee, a 2 percent brokerage commission plus VAT, trustee and registration fees of a few thousand dirhams, and mortgage registration if you finance. Off-plan purchases direct from the developer carry no commission for you. Abu Dhabi's registration fee is 2 percent; Ras Al Khaimah applies its own fee, which we confirm at the brief.
No. We arrange video viewings, a power of attorney for signing, and remote registration. Many of our clients complete their first purchase without visiting and fly in for handover.
Ownership of property worth AED 2 million or more, ready or off-plan from approved developers, can qualify you for a renewable 10-year residency that extends to your spouse and children. We structure purchases to meet the threshold and handle the application; the authorities make the final decision.
It depends on your horizon. Off-plan gives you a payment plan and launch pricing, with the possibility of appreciation by handover and no rental income until completion. It can also fall in value before handover, which is why developer selection matters. Ready property earns from day one at a higher entry price. Most of our investors hold a mix, and we will tell you plainly which fits your brief.
Probably, if you are tax resident in a country that taxes worldwide income, such as the UK or India. The UAE itself does not tax rent or gains, and it has double-tax treaties with both. Indian buyers should also plan remittances around the Liberalised Remittance Scheme limit of USD 250,000 per person per year. We raise both points at the brief stage.
